Maintenance

Just like your car, your heating and air conditioning system is more likely to break down more often without routine servicing. Your heating and air conditioning system needs regular maintenance to keep performing at its best and to be more energy efficient. With scheduled maintenance, you can prevent expensive repairs and ensure that your system continues to operate properly.

Air Filter Inspect and replace if dirty A restricted air filter will cause improper air flow, waste energy, and can shorten the life of your compressor

Condenser Coil Clean coil and inspect fins A dirty condenser coil raises refrigerant pressure, increasing energy costs

Blower Assembly Inspect and clean blower assembly A dirty blower assembly reduces air flow requiring longer operating time, increasing energy costs and reducing comfort

Refrigerant Charge Checked by super-heat/sub-cooling gauges Improper refrigerant levels can damage compressor and increase energy costs. Also, improper refrigerant levels can mean that you have a leak in your system.

Evaporator Coil Inspect and clean evaporator coil A restricted air filter will cause improper air flow, reduced air quality, waste energy, and can shorten the life of your compressor.

Thermostat Calibration and operation A thermostat not operating properly can reduce comfort and cause unit to run inefficiently.

Condenser Motor Inspect and oil/lubricate if necessary Properly operating motors keep unit running efficiently

Controls and Safety Devices Inspect and test Controls and saftey devices not operating properly can increase operating costs and cause other components to fail.

Condensate Drain Inspect and unclog if necessary A clogged condensate drain can overflow from drain pan causing water damage.

Relays and Contactors Inspect and test Worn contactors and relays can lead to motor or compressor failure.
Capacitors Inspect & Test A capacitor that is not functioning properly can cause a motor to fail.

Fan Blade Inspect A damaged fan blade can affect operation of condenser.

Disconnect and wiring Inspect and tighten connections, check voltage with gauges A worn disconnect can blow fuses and loose wiring connections can lead to motor or compressor failure.

Belts and pulleys Inspect and adjust if necessary Loose belts and worn pulleys reduce air flow, increase operating costs.

Coil Air Temperatures Measure Air Temperatures Across Evaporator Coil Measure temperatures to verify proper operation.

Defrost Timer (Heat Pumps) Inspect A defrost timer that is not working properly can cause a loss of heat and can shorten the life of the compressor.

Reversing Valve (Heat Pumps) Inspect Operation A reversing valve that is not working properly increases energy costs and can cause compressor failure.

Gas Burners Inspect and clean A dirty burner can cause poor combustion and reduce efficiency

Pilot Assembly Clean and adjust if necessary A weak or dirty pilot can result in unreliable operation and cause unit to shut down

Thermocouple Inspect A defective thermocouple will cause the furnace to shut down

Flame Sensor Inspect and clean A dirty flame sensor can result in unreliable operation

Blower Assembly Inspect and clean blower assembly A dirty blower assembly reduces air flow requiring longer operating time, increasing energy costs and reducing comfort

Heat Exchanger Inspect for cracks and deterioration A cracked heat exchanger can result in the risk of toxic fumes being emitted

Condensate Drain Inspect and unclog if necessary A clogged condensate drain can overflow from drain pan causing water damage

Flue Pipe Inspect A rusted flue pipe can result in carbon monoxide leaks
Motor Inspect and oil/lubricate if necessary Properly operating motors keep unit running efficiently

Fan Switch Inspect and adjust if necessary A fan switch that is not properly adjusted can increase energy costs

Controls and Safety Devices Inspect and test Controls and safety devices not operating properly can increase operating costs and cause other components to fail

Combustion Air Inspect openings to mechanical equipment room Blocked or restricted combustion air openings will affect operation of unit and can be dangerous

Panels Inspect and secure Loose panels will affect operation of unit and can be dangerous

Thermostat Calibration and operation A thermostat not operating properly can reduce comfort and cause unit to run inefficiently

Gas Line and Gas Valves Inspect A gas line with leaks is dangerous

Auxillary Heat Strips (Heat Pumps) Inspect Heat strips not operating properly can result in heat loss

Some Benefits of Proper Maintenance:

Energy Savings - The heating & cooling system is usually the largest user of energy in a home or business. Regular maintenance to keep the system efficient will have a positive effect on your utility bills.

Avoid Costly Repairs - Just like changing the oil in your car or having it tuned-up, routine maintenance and tune-ups for your heating & air conditioning system will prolong the life of your system and help avoid costly repairs caused by neglect.

Warranty Protection - Warranties from manufacturers require that your system be properly maintained. If your system does not have regularly scheduled maintenance, then the manufacturer will void the warranty on your equipment.

Safety - With regular maintenance, our technicians will be able to identify any potential problems that could potentially become fire or carbon monoxide hazards.

Priority Service - With a PROTECH Preventative Maintenance Agreement, you will receive priority scheduling for any service calls and you will also save 15% on all future service/parts.
